Water damage restoration is the standardized process of returning a building and its contents to pre-loss condition after a water intrusion event. It follows the IICRC S500 standard of care and is broken into two distinct phases: mitigation (emergency stabilization and drying) and restoration (the rebuild that follows).
Mitigation vs. Restoration vs. Cleanup
These three terms get used interchangeably, but they describe different stages.
- Cleanup means removing surface water - what a homeowner with a shop-vac can usually do in the first hour after a small clean-water leak.
- Mitigation means stopping the loss from getting worse: extraction, containment, structural drying, and antimicrobial treatment. This is the IICRC-led emergency phase.
- Restoration is the rebuild that follows: new drywall, flooring, paint, cabinets, and trim - getting the space back to how it looked before.
The IICRC Categories of Water
The first thing a certified technician does is classify the water. Category determines containment, PPE, and what materials can be dried versus removed.
- Category 1 (clean): water from a sanitary source - supply lines, ice maker tubing, broken pipes feeding clean water.
- Category 2 (gray): water with significant contamination - washing machine discharge, dishwasher overflow, aquarium leak, or Cat 1 water that has sat more than 48 hours.
- Category 3 (black): water containing pathogens - sewage backup, toilet overflow with feces, river flooding, or any water that has sat more than 7 days.
The Six Phases of a Water Damage Restoration Project
- Inspection & assessment. Moisture mapping with thermal imaging and pin meters, water category classification, and scope of work documentation.
- Water extraction. Truck-mounted or portable extraction units pull standing water and saturate water out of carpet, pads, and porous materials.
- Demolition (when required). Wet drywall is cut back, wet insulation is removed, and unsalvageable flooring is pulled. Materials are bagged and disposed per the water category.
- Drying & dehumidification. Commercial dehumidifiers and air movers run for 3-7 days. Moisture readings are taken daily until materials reach drying goals.
- Cleaning & antimicrobial treatment. Antimicrobial product is applied to affected surfaces, contents are cleaned, and HEPA air scrubbers run during work.
- Restoration / rebuild. New drywall, insulation, flooring, paint, trim, and cabinets - finishing the space back to pre-loss appearance.
